Chapter 3 - THE DEED ON THE TABLE

Stepping out of the elevator was Arthur Pendelton.

At sixty-two, Arthur was a legend in corporate and criminal law. Tall, impeccably tailored, and carrying a leather briefcase, he moved with the lethal grace of an apex predator. Behind him walked two junior associates carrying thick manila files.

Daniel stiffened. "Arthur? What are you doing here? Did my father retain you?"

Arthur didn't even look at Daniel. He walked straight over to me, kneeling beside the paramedic. "Claire, my dear. The ambulance is waiting downstairs. How bad is it?"

"Two ribs, Arthur," I murmured. "And a broken marriage."

"We will handle both," Arthur replied softly, before rising to his full height and turning toward Daniel and Vivian.

Vivian sneered, trying to recover her bravado. "Arthur Pendelton, I know you were my late husband's associate, but you cannot interfere with family matters! Claire is trespassing. This penthouse belongs to the Whitmore family through my sister, Margaret Whitmore-Vane. Margaret permitted Daniel and Claire to live here during their marriage. I am ordering her out tonight!"

Arthur smiled—a thin, razor-sharp expression that sent a sudden spike of dread through the room.

"Vivian," Arthur said, opening his briefcase and pulling out an embossed legal folio, "your sister Margaret has lived in Zurich for the past three years. What she did with this property was entirely her prerogative."

Arthur pulled out a certified deed from the County Recorder of Deeds, bearing the golden seal of the State Land Registry.

"Eight months ago," Arthur continued, his voice echoing off the vaulted ceilings, "Margaret Whitmore-Vane liquidated her North American real estate holdings. This penthouse—Unit PH-B at 740 Park Terrace—was sold via private treaty for fourteen million two hundred thousand dollars."

Vivian laughed nervously. "Yes! To an offshore trust! Margaret told me a private trust acquired it!"

"The trust," Arthur said coldly, "is the *Avery Heritage Trust*, registered in Delaware. Its sole beneficiary, trustee, and legal owner is Claire Avery. Purchased entirely with her premarital inheritance from her maternal grandfather."

Arthur placed the document squarely on the dining table, right in the center of the spilled wine.

"Claire did not take your family name on the deed, Daniel. She purchased this property outright, in cash, as separate property protected by an airtight post-nuptial disclosure that you signed without reading three months after your wedding. Daniel, Vivian... you are not the hosts here. You are guests whose license to occupy has just been revoked."
