Chapter 5 - The First Domino Falls

Chloe walked down the floating glass staircase in an ivory silk robe, frowning as the gate alarm continued to chime with relentless persistence.
"Julian! Who is at the gate at seven-thirty in the morning? If that’s another delivery from the florist, tell them to leave it by the garage."
Julian was in the kitchen, frantically trying to log into his commercial investment portal on his iPad. Every single attempt ended with the same cold, sterile response: **AUTHORIZATION REVOKED BY PRIMARY GUARANTOR.**
The intercom clicked. A harsh, metallic voice cut through the house’s sound system:
"Mr. Julian Vance. This is Sergeant Miller with the Los Angeles County Sheriff’s Department Civil Division, acting in coordination with Titan Security Services. We have an administrative order of execution and possession for the premises at 1104 Sunset Ridge Road. Please disengage the front gate immediately and step outside with your identification."
Chloe froze halfway down the stairs, her manicured hand gripping the stainless steel banister. "Julian? What is that? What are they talking about?"
"It’s a mistake," Julian said, his voice rising, his throat feeling suddenly dry. "It's some city zoning nonsense. Let me handle it."
He threw open the front double doors. The morning air was crisp and cold.
Parked in the circular driveway, directly behind Julian’s matte-black G-Wagon, were two black Chevrolet Suburbans and a marked Los Angeles County Sheriff’s cruiser. Four men in tactical black uniforms stood beside the vehicles, accompanied by a lean man in a bespoke gray suit holding a thick blue folder.
The man in the suit was Arthur Sterling.
Julian walked down the limestone steps, pulling his robe tightly around his waist, trying to summon the arrogance that had carried him through his birthday dinner twelve hours earlier.
"Arthur? What the hell is this circus?" Julian shouted, gesturing violently at the cruisers. "Have you lost your mind? Call off these security guards before I have you arrested for trespassing!"
Arthur Sterling didn't flinch. He didn't even adjust his tie. He looked at Julian with the clinical detachment of a surgeon inspecting an excised tumor.
"Julian," Arthur said calmly. "You are currently standing on real property owned by Saisei Global Capital. The corporate entity that granted you occupancy, Vanguard Capital Assets, terminated your license effective twelve-zero-one AM this morning. The property has been conveyed. You are no longer authorized to be on these grounds."
Julian let out a shrill, nervous laugh. "What are you talking about? My mother bought this house for me! It's *my* house! She gave it to us five years ago!"
"Your mother purchased this property through an asset-holding company which she owned exclusively," Arthur said, opening the blue folder and displaying a signed, notarized deed. "You never held title, Julian. You were never on the deed. You were an occupant under an executive lease at the pleasure of the Managing Member. That pleasure has ceased."
"That's illegal!" Julian screamed, stepping forward, his hands clenched into fists. "You can't evict someone without thirty days' notice! I have tenant rights!"
"You would have tenant rights under a residential lease agreement," Arthur replied coldly. "You signed a commercial occupancy contract under the corporate heading of Apex Meridian Media. Commercial tenancy under a breach of corporate fiduciary duty allows for immediate repossession under California Civil Code section eleven-sixty-one. Furthermore, Saisei Global took title at midnight under an emergency expedited transfer. You are currently an unlawful detainer."
Behind Arthur, two heavy flatbed tow trucks rumbled through the front gate, their amber lights flashing against the manicured hedges.
"What are those?" Julian yelled, his eyes widening in pure horror. "Hey! What are those trucks doing?!"

"Vance Properties is recovering its corporate vehicles," Arthur said. "The Mercedes G-Wagon lease has been recalled due to the termination of the corporate underwriting. The Porsche Taycan is registered directly to Vanguard Capital. Titan Security will oversee the removal of both vehicles immediately."
